Types We Service

Flat roofs are one of the most common types of roofs for residential and commercial buildings. A flat roof is any roof with a pitch unsuitable for shingle roofing applications.

High- and low-pitched roofs, such as those on some retail buildings, churches, hotels, and office buildings, are suitable for shingle, metal, or tile roof applications.

Applications We Service

Premium asphalt shingle roofing is suitable for pitched roofs. 360 Builders, Inc. uses premium Owens Corning architectural shingles, which are beautiful and come with the industry’s best warranties.

Commercial metal roofs come in many styles and materials, including copper, zinc, corrugated steel, stainless steel, stone-coated steel, and aluminum. They are desirable for their durability, low maintenance, and long-term cost-effectiveness. With an added polyurethane coating, quality metal roofs can last 50 to 80 years!

Built-up roofing (BUR) is a standard tar-and-gravel roof. It’s built with multiple layers or piles of gravel and tar. BUR is a flexible roof type as layers can be added in the future to increase durability and help control costs.

Silicone roof coatings are the preferred choice to address UV protection and moisture resistance concerns. This type of roofing provides excellent flexibility, resists ponding water, and erodes much slower than other coatings.

Thermoset roof systems (EPDM) offer long-lasting durability and versatility. Simple installation and ease of maintenance/repair make them more cost-effective. Constructed from a single-ply rubber material, EPDM boasts a strong resistance to ultraviolet light, great flexibility in colder climates, and reflective properties that help lower cooling costs.

Thermoplastic Polyolefin (TPO) is a single-ply roofing membrane made of synthetics and reinforcing scrim used on low-slope roofs. It is an excellent choice for commercial roofing in warmer clients because it reflects sunlight, allowing commercial air conditioners to work more efficiently. Buildings with TPO roofing can benefit from insulated windows, which enhance energy efficiency by reducing heat transfer and maintaining indoor temperatures.

PVC membrane is the most popular and economical choice in commercial roofing materials because it is designed to last up to 30 years. It is made from polyvinyl chloride, which contains less oil and petroleum than other membrane roofing materials, making it eco-friendly.

Frequently Asked Questions

How do I know if my commercial roof needs repairs or replacement?

Look for warning signs such as persistent leaks, visible damage (like cracks or tears), ponding water, or soft insulation. If the roof is nearing the end of its expected lifespan, a professional inspection can determine if repairs or replacement are more cost-effective.

The most popular systems include:

  • TPO (Thermoplastic Polyolefin): Affordable, energy-efficient, and durable.
  • EPDM (Ethylene Propylene Diene Monomer): Long-lasting and weather-resistant.
  • Metal Roofing: Durable, low maintenance, and a great option for sloped roofs.
  • PVC (Polyvinyl Chloride): Highly resistant to chemicals and water.

Leaks are often caused by punctures or tears in the roofing membrane, faulty or aging flashing, ponding water, or open seams. Regular inspections and timely repairs can help prevent leaks from becoming major issues.

Regular maintenance is key. This includes:

  • Cleaning debris
  • Inspecting for and addressing small leaks
  • Sealing flashings
  • Applying protective coatings
  • Signing up for a maintenance program, such as the 360 Roof Guard Maintenance Plan, which provides biannual inspections and preventative care.

Inspections should be performed twice a year—once in the spring and once in the fall. Additional inspections are recommended after major storms or extreme weather events.
